Getting Started
How do I get started with zInspector?
Sign up for a free account at zinspector.com/signup — no credit card required. You get 15 days of full access. Then download the zInspector app on iOS or Android, log in, add your first property, and run your first inspection. Most users complete their first report within 30 minutes of signing up.
Do I need a credit card to start a free trial?
No credit card is required. You get 15 days of full access to all features on your plan tier — no payment information needed to start.
What devices does zInspector work on?
zInspector is available on iOS (iPhone and iPad) and Android. The web dashboard works on any modern browser — Chrome, Safari, Firefox, Edge. The mobile app works offline and syncs when you reconnect to Wi-Fi or cellular.

Which PM software does zInspector integrate with?
zInspector offers two-way integrations with Rent Manager, AppFolio Property Manager, Propertyware, Rentec Direct, Rentvine, and Buildium. We also integrate with Google Drive, Google Calendar, Evernote, Property Meld, OnSight Pros, and Zapier. New integrations are added regularly.
Features
What does the inspection report look like?
zInspector generates a professional PDF report automatically when you submit an inspection. Reports include all photos (organized by room), condition ratings for each item, inspector and tenant signatures, property details, date/time, and any flagged issues. Reports can be emailed instantly, downloaded, or shared via link.
How does zTenant work for tenant self-inspections?
You send the tenant an invitation by email or text. They download the zTenant app and complete a guided inspection — adding photos, marking conditions, and noting any existing issues room by room. They sign digitally and submit. The completed report uploads to your zInspector account automatically and is emailed to both parties.
What is zAssistant and how does it work?
zAssistant is zInspector’s AI-powered inspection assistant. As you walk through a property and narrate what you see out loud, zAssistant converts your voice notes into polished written report text — automatically, in real time. By the time you leave the property, the report is written. It works with any inspection type and supports multiple languages.
What do I need for 360° virtual tours?
You need a compatible Ricoh Theta 360° camera, purchased separately. zInspector connects to the camera wirelessly, and captured 360° images are automatically uploaded to your inspection. You can stitch them into a walkable virtual tour from the dashboard and share via link or embed in listings.
Is there a limit on photos per inspection?
No — zInspector offers unlimited photo and video storage. Every photo is automatically time-stamped and geotagged. Photos are backed up to the cloud as they’re taken and organized by room and area within your inspection report.
Does zInspector work without an internet connection?
Yes. The zInspector mobile app works fully offline. You can run complete inspections, take photos, and fill out templates without any internet connection. Everything syncs to the cloud automatically when you reconnect to Wi-Fi or cellular.

What's the difference between plans?
zInspector offers Basic, Business, and Enterprise plans. Basic covers solo inspectors with core features. Business adds zTenant, zAssistant AI reports, 360° virtual tours, PM software integrations, team management, and work order generation. Enterprise adds PM Desk operations hub, zData property intelligence, custom branding, and dedicated support. All plans include a 15-day free trial.

zInspector offers email support (typically within 1 business day), live chat via the chat icon in the lower right of any page, and web conference sessions (typically available within 2 business days).
